Short answer: Most Camp Pendleton buyers look in Oceanside, Vista, Fallbrook, Carlsbad or San Marcos in San Diego County, in Temecula or Murrieta in Riverside County, or in San Clemente in Orange County. Pick the area by the gate you will use. With full entitlement, county loan limits don’t cap your VA loan. Call (858) 775-1005 to start.

Camp Pendleton gates and where buyers live

Camp Pendleton is large, and your work area on base matters as much as the town you live in. The base lists these gates: Main, San Luis Rey, Del Mar, Fallbrook, Las Pulgas, San Onofre and Cristianitos. Hours differ by gate and change from time to time, so check the base’s gate hours page before you plan a commute.

  • Main Gate (Vandegrift Blvd., just off I-5 north of Oceanside): Leads into the southern areas, including the Naval Hospital area. Good from coastal Oceanside, Carlsbad and the I-5 corridor. The base has asked commuters to use other gates during the weekday morning rush because of delays.
  • San Luis Rey Gate (Vandegrift Blvd. on the southeast side, off SR-76): A regional planning study (SANDAG) found it is the gate commuters use most, including many from Fallbrook, Temecula and Murrieta. It leads to Mainside. Expect morning backups on SR-76 and Vandegrift.
  • Fallbrook Gate (Ammunition Rd., east side): Goes through Naval Weapons Station Fallbrook, with extra security screening. Useful from Fallbrook and Bonsall.
  • Las Pulgas Gate (central, off I-5): Serves the central camps. It is also the entry for commercial vehicles.
  • San Onofre and Cristianitos Gates (north): Serve the northern camps. San Clemente buyers often commute through these.

Neighborhoods Pendleton buyers look at

  • Oceanside: The closest city to the Main and San Luis Rey gates. It has everything from condos near the coast to single-family homes inland along SR-76.
  • Vista and San Marcos: Inland North County, reached by SR-78 and then I-5 or SR-76. A wide mix of single-family homes, townhomes and condos.
  • Carlsbad: A coastal, mostly single-family market. Prices often run above the county loan limit.
  • Fallbrook and Bonsall: Rural feel with larger lots. Some homes have private wells or septic systems, which can add steps to the VA appraisal (see below).
  • Temecula and Murrieta (Riverside County): Many newer subdivisions. Commutes often run down I-15 and across SR-76 to the San Luis Rey Gate. Many newer communities have Mello-Roos or other special tax assessments, so ask about them and include them in your budget.
  • San Clemente (Orange County): Near the northern gates, and a different county with a different loan limit.

Tour your top picks at your real commute hours. A short drive on the map can take much longer when traffic peaks.

Condos, townhomes and rural properties

  • Check VA condo approval before you offer. HOA condo projects generally need to be VA-approved. Search the VA condo report, and ask us right away if the project isn’t listed. See our VA-approved condo guide.
  • HOA dues and Mello-Roos count. Both go into your debt-to-income ratio and residual income, so get the exact figures early.
  • Wells, septic and acreage: VA minimum property requirements can call for water testing or other inspections. Build that time into your escrow. See VA appraisal and MPRs.
  • Insurance: Some inland and canyon-edge areas can be harder to insure. Get quotes during your inspection period.

PCS timing: start before you arrive

With PCS orders to Camp Pendleton, you can often start pre-approval before you move. Lenders can usually work from your orders, LES and Certificate of Eligibility. See buying with PCS orders.

  • Get your COE early. We can usually pull it for you. See VA eligibility and COE.
  • Plan occupancy. VA requires you to intend to live in the home as your primary residence. If you will deploy soon after closing, ask how a spouse’s occupancy can satisfy this. See VA occupancy rules.
  • Line up your dates. Match the closing to your lease end, base housing move-out or household goods delivery.
  • Thinking ahead to your next PCS? Many Marines keep their home as a rental when they move. Read keeping your VA home as a rental after a PCS before you buy.

Can BAH count as income?

Yes. When documented with your LES and orders, Basic Allowance for Housing can generally count as income for a VA loan. It is often grossed up as non-taxable income under lender guidelines. Your rate depends on your duty station ZIP, pay grade and dependents, so look up your own figure on the DoD BAH calculator. See how BAH counts toward a VA mortgage.

VA also checks residual income, the money left each month after your housing payment, debts and living costs. See VA residual income.

County loan limits

Camp Pendleton buyers often shop across San Diego, Riverside and Orange counties, and each county has its own loan limit. If you have full entitlement, those limits don’t cap your VA loan. If you have reduced entitlement, the limit for the county where the home sits applies, and you may need a down payment above it. See VA jumbo loans and full entitlement.

Credit not perfect?

Don’t rule yourself out. The VA doesn’t set a minimum credit score, and we look at your whole file. If your credit needs work, we can refer you to a third-party credit repair partner and help you plan your purchase. See credit repair before a VA loan.

Frequently asked questions

Which Camp Pendleton gate is best for commuters from Temecula or Fallbrook?

Many commuters from Fallbrook, Temecula and Murrieta use the San Luis Rey Gate off SR-76. Fallbrook residents may also use the Fallbrook Gate on Ammunition Road. The best gate depends on where you work on base.

Where do Camp Pendleton Marines buy homes?

Common choices include Oceanside, Vista, Fallbrook, Carlsbad and San Marcos in San Diego County, Temecula and Murrieta in Riverside County, and San Clemente in Orange County.

Can I use a VA loan in Riverside or Orange County?

Yes. VA loans work in any county. With full entitlement there is no VA loan limit. With reduced entitlement, the limit for the county where the home is located applies.

What are Mello-Roos and do they affect a VA loan?

Mello-Roos are special tax assessments common in newer California communities. They are part of your housing cost, so they count in your debt-to-income ratio and residual income.

Can I buy before my PCS to Camp Pendleton?

Often, yes. With orders, an LES and your Certificate of Eligibility, you can usually start pre-approval before you arrive.

Does BAH count as income for a VA loan?

Generally yes, when documented with your LES and orders. Your BAH rate depends on your duty station ZIP, pay grade and dependency status.
