Short answer: A condo must be in a VA-approved project to use a VA loan. You can search the VA’s condo report on the VA lender portal by project name or ZIP. If a complex isn’t approved, your lender can request approval, but it takes time and HOA cooperation. Check before you write an offer at lgy.va.gov/lgyhub/condo-report.
Use VA’s official Condo Report at lgy.va.gov/lgyhub/condo-report. State is required, you can tick “Retrieve only approved condos,” and you can search by partial project name or 6-digit condo ID.
Your lender submits the HOA documents (CC&Rs, bylaws, budget, insurance) for VA review through VA’s WebLGY system. This is common in older San Diego complexes.
HOA dues count in your payment and DTI. Special assessments, litigation, and insurance gaps can delay approval.
Some townhomes are fee-simple, not condos, and may not need project approval. Title tells you.
