Short answer: MCAS Miramar sits in the middle of San Diego, so you have many choices: Mira Mesa, Scripps Ranch, Tierrasanta, Clairemont, Rancho Peñasquitos, Poway, Santee and more. Pick the area by the gate you will use most, check VA approval before you offer on a condo, and start pre-approval as soon as you have PCS orders. Hyde Funding’s office is on Miramar Rd., minutes from the air station. Call (858) 775-1005.

Which gate will you use?

Your gate shapes your commute more than the distance does. According to the air station’s inbound directions page:

  • Main Gate (East Gate), Miramar Way off I-15. This gate is open around the clock, and the Visitor and Registration Center is here. It works best if you live on the I-15 corridor: Scripps Ranch, Rancho Peñasquitos, Poway, Rancho Bernardo, Tierrasanta, and Santee and East County by way of SR-52.
  • North Gate (Housing Gate), off Miramar Road. Hours are shorter than at the Main Gate. It works best from Mira Mesa, Sorrento Valley, University City, and the I-805 side.
  • West Gate, near I-805. It is normally closed except in special cases, so don’t plan your commute around it.

Gate hours change, so check the air station’s site before you count on a gate in your daily route.

Neighborhoods Miramar buyers look at

These are the areas we hear about most. Each has trade-offs, so tour at the hours you would actually commute.

  • Mira Mesa: Close to the North Gate, with lots of condos, townhomes and older single-family homes. Many first-time VA buyers start here. Check condo approval early (see below).
  • Scripps Ranch: Close to the Main Gate off I-15. Mostly single-family homes, often with an HOA. Prices often run above the county loan limit, which matters only if you have reduced entitlement.
  • Tierrasanta: Just south of the air station, reached by SR-52 or I-15. Mostly single-family homes and townhomes, many in HOAs.
  • Clairemont: West of the air station, off I-805 and SR-52. Mostly single-family homes, with many older houses.
  • Rancho Peñasquitos and Rancho Bernardo: North up I-15. Single-family homes, condos and some 55+ communities.
  • Poway: North on I-15 or Pomerado Road. Larger lots, and some properties have horse or rural zoning.
  • Santee and East County: East by SR-52. Often more house for the money, with a mix of single-family homes, condos and some manufactured homes.

Several of these areas border canyons and open space. Get homeowners insurance quotes early in escrow, because coverage availability and cost can affect your approval and closing date.

Condos and townhomes: check VA approval first

A condo or attached townhome in an HOA project generally needs to be on VA’s approved list before you can use a VA loan there. Look up the project on the VA condo search before you write an offer. If the project isn’t listed, ask us right away. Some projects can be submitted for approval, but that takes time and isn’t guaranteed. See our VA-approved condo guide.

Other condo tips:

  • Ask for the HOA dues, the budget and any special assessments up front. Dues count in your debt-to-income ratio and residual income.
  • Check whether the HOA policy covers the walls-in or only the building shell. You may need your own HO-6 policy.
  • Don’t assume a “townhome” is not a condo. The legal structure decides it, not how the home looks.

PCS timing: start before you arrive

If you have PCS orders to Miramar, you can often start pre-approval before you get to San Diego. Lenders can usually work from your orders, your Leave and Earnings Statement (LES) and your Certificate of Eligibility. See buying with PCS orders.

  • Get your COE early. We can usually pull it for you. Here’s how eligibility works.
  • Plan occupancy. VA requires you to intend to live in the home as your primary residence, generally within a reasonable time after closing. If you’ll be deployed, ask how a spouse’s occupancy can count. See VA occupancy rules.
  • Overlap with base housing or a lease. Line up your closing date with your lease end or move-in date to avoid paying twice.
  • Home tours from out of state. Many buyers tour by video and close on arrival. The VA appraisal must still happen, and the home must meet VA minimum property requirements. See VA appraisals.

Can BAH count as income?

Yes. When you document it with your LES and orders, Basic Allowance for Housing can generally count as income on a VA loan. It is often grossed up as non-taxable income under lender guidelines. Your BAH rate depends on your duty station ZIP, pay grade and dependency status, so look up your own figure on the DoD BAH calculator. Don’t rely on someone else’s number. Read more in how BAH counts toward a VA mortgage.

VA also checks residual income, which is the money left each month after your housing payment, debts and estimated living costs. It is often what makes a San Diego approval work. See VA residual income.

Above the county loan limit?

If you have full entitlement, the VA sets no loan limit. You can buy above the San Diego County limit with $0 down if you qualify on income, credit and appraisal. If part of your entitlement is still tied up in another VA loan, you may need a down payment above the limit. See VA jumbo loans and full entitlement.

Credit not perfect?

Talk to us anyway. The VA doesn’t set a minimum credit score, and we look at your whole file. If your credit needs work, we can refer you to a third-party credit repair partner and help you plan your path to buying. See credit repair before a VA loan.
