About Steven Hyde

Hyde Funding is a boutique San Diego mortgage advisory firm. One broker. Direct lender access. Personal service on every file from application to keys-in-hand. No call centers. No middlemen. No “loan officer of the week.”

What Hyde Funding Does

Hyde Funding specializes in the loans that matter most to San Diego buyers, but that most lenders fumble:

  • VA Loans — Including VA jumbo for Coronado officers, SEALs, and senior NCOs purchasing homes from $1M to $5M+
  • Jumbo and Conventional — For high-cost San Diego markets above the $1,104,000 county conforming limit
  • DSCR Loans — Investment property financing qualified on rental income, not personal income
  • Non-QM Loans — Bank statement loans, asset-based loans, and non-traditional documentation for self-employed buyers
  • FHA and First-Time Homebuyer Programs — Low down payment paths for entry-level buyers
  • Portfolio and Bridge Financing — Custom underwriting for complex transactions

If a national lender’s underwriter has ever told you “we can’t do that,” there’s a strong chance Hyde Funding can. The boutique model means access to dozens of wholesale lenders, each with their own niche programs and overlay flexibility.

Who Steven Works With

Hyde Funding is built around three communities that mainstream lenders consistently underserve:

Military families. San Diego is home to over 250,000 active-duty service members. From Camp Pendleton Marines to NAS North Island Navy aviators to NSW SEALs based at Coronado, Steven has structured VA loans across every price point in the county. VA San Diego, VA Oceanside, and VA Coronado resource pages are designed specifically for military buyers.

Real estate investors. Whether you’re buying your first rental, scaling a portfolio with DSCR loans, or financing a flip with hard money, Steven works directly with investor-friendly lenders who understand cash flow underwriting and rapid timelines.

Self-employed buyers. If you’re a business owner, freelancer, contractor, or commission earner, traditional W-2 underwriting often gives you a worse deal than you deserve. Bank statement loans, P&L-only loans, and asset-based qualification routes mean self-employed buyers can finance the homes their actual income supports.

About Steven Hyde

NMLS #391380

Steven Hyde has spent over 15 years in mortgage lending after building his career at the intersection of technology, business, and finance. His professional background spans real estate, e-commerce, and lending technology — an unusual combination that translates into a uniquely analytical approach to structuring loans.

Steven is bilingual in English and Spanish and works with Hispanic borrowers across San Diego County. The Hyde Funding mortgage application is available in both languages.

His advising philosophy is simple: educate first, execute second. Most borrowers come to a lender knowing they need a loan but unsure which program fits their situation. Steven walks every client through the comparison — VA vs conventional, DSCR vs full-doc, fixed vs ARM — before recommending an approach. The result is borrowers who actually understand their loan, not just borrowers who signed paperwork.

Steven also operates with full fee transparency: no upfront costs, no hidden lender fees. Every cost is itemized on the Loan Estimate within 3 days of application, exactly as required by federal regulation but rarely delivered with this level of clarity.

Why “Boutique” Matters

Most mortgage companies are built for volume. They process thousands of files per month using rotating loan officers, offshore processing teams, and rigid program guidelines that require borrowers to fit the underwriting box exactly.

Hyde Funding is built differently. The entire model centers on Steven personally handling each file from start to finish. That means:

  • One direct contact for the entire transaction — phone, text, or email
  • Custom loan structuring instead of forced-fit program selection
  • Direct lender relationships that allow rate shopping and program comparisons
  • Realistic timelines based on actual file complexity, not best-case marketing
  • Honest answers when a deal doesn’t make sense, including walking away from bad transactions

This model isn’t right for every borrower. If you want a 15-minute online application and a name you’ll never speak to twice, larger national lenders will work fine. If you want someone who actually answers the phone, knows your file, and treats your transaction like it matters — Hyde Funding is built for that.
